As Retailers expansion plans fluctuate and are constantly refined, new underwriting standards have placed a greater emphasis on funding development projects. Traditional financing mechanisms have not always supplied development entities with sufficient capital to develop large-scale projects and related infrastructure. In addition, California continues to experience startling changes in population density, ethnic diversity and political special interest project pressures. Metropolitan population growth continues to densify with each city looking to mitigate congestion through the development of work/live communities and rapid transit alternatives. Suburban markets also continue to flourish in master plan configurations.    

In order to meet the needs of major retailers attempting to expand into more competitive and economically difficult areas, Pacific Retail Partners offers a “Start to Finish” approach to site development. We understand the growth in the suburban market and the growth in the urban markets. For Retailers not currently active in the market, the Partnership brings its institutional knowledge to the table and conducts an in-depth analysis of the competitive forces at play in order to provide a basis for expansion. Pacific Retail Partners will estimate site development costs, the political and entitlement risk potential, occupancy and acquisition costs and will help determine the sales potential for entering into a new market. For an active retailer, the Partnership brings a historical understanding of the marketplace to analyze existing locations and determine which store should be relocated, downsized or closed, and to recommend marketing strategies, timing and values.  

Pacific Retail Partners formulates comprehensive strategies for Retailers penetrating the market on a regional basis. The Partnership has built relationships with a broad-based team of lawyers, architects and civil engineers to obtain entitlements, redevelopment assistance and building permits on behalf of retailers. Pacific Retail Partners provides a menu of services for the retailer looking to relocate existing stores or open new stores in California.   

Pacific Retail Partners is accustomed to the confidential nature of a Retailer’s business plans and the need to avoid unplanned publicity. Thus, Pacific Retail Partners only publishes results with the Client’s approval. We prefer a stealth approach to the marketplace, unless otherwise requested by the Client. Retailing is highly competitive, requiring all members of the team to negotiate and act with the highest level of integrity and ethics. This is why Pacific Retail Partners has remained a small, closely held company working for a select group of retailers. Clients are not passed to junior partners. Principals are directly responsible for the implementation of all phases of Client service.
